Are Zillow "Zestimates" , do they offer anything of value to a home buyer. With Spring selling season heating up, I'm bringing on several new buyer clients each and every week and many of of them talk to me about home's they've seen on Zillow and the estimate of value (that Zillow refers to as a Zestimate) that they see and why should they believe me when I tell them that they need to take this "valuation: with a significant grain of salt.

What is a Seller Concession?

A seller concession is an agreement between buyer and seller for the seller to pay some or all of the buyers closing costs, up to the percentage allowed by the lender. One example is if the buyer is getting a VA loan, there are certain closing costs that the Seller must pay, and the addendum that is signed as part of the contract will spell those out. Buyer's regardless of the type of mortgage they are getting may ask for closing cost assistance and it's not necessarily an indicator that they are "weak buyers". First there was Zillow and their Zestimate, now we have Trulia offering their own online free estimate and I won't be surprised if before long before Realtor.com starts offering the same.

The public sees these “valuations” and many get confused and occasionally angry at these valuations failing to understand that this purported “data” is about as worthwhile as the answers you get from a childhood toy of mine (that's still being sold today) the Magic 8 Ball. Online property value estimatesLet's start by stating the obvious: Zillow, Trulia and similar sites are not Realtor sites per se. They are Internet sites and have no Realtors working for them. They don't need to; it's not what they do.
