Homes Sell Faster When Priced Right

Loan agreement termsLocation, Condition, Curb Appeal  are all critical factors when determining Price and it's difficult for any seller (and I include myself) to really be objective when considering their own home. It's easy to understand why, it's "our castle" and often we fail to see our own homes the way buyers (with no emotional attachment do. 

When it comes to location, there's not much to be done, none of us can pick our home up and move it, in the vernacular of the day, "It is what it is." But when it comes to condition, curb appeal and price these are things every Seller has control over and where having an impartial professional to consult with can really pay off. 

Condition

There are essentially two different areas by which Buyers evaluate a homes condition, these fall into what we at MyNCHomes categorize as objective and subjective. Objective condition refers to the age of your roof, heating and cooling systems, water heater, siding all of which have a life expectancy and when they are at or nearing the end of their useful life expectancy Buyers realize that they need to budget for these big ticket expenses sooner rather than later. This doesn't mean as a Seller you need to replace all theses items, but it does mean they need to be factored in when determining sales price. Additionally there are routine maintenance items. These are the type of things that many buyers notice immediately and iclude items like paint (both interior and exterior) floor coverings, appliances, windows, countertops, fixtures, etc. These may all be fully functional but if they appear "dated" then sellers need to consider whether it's worth spending some money and updating or not, and this is where having an expereinced professional to consult with can really pay off. Frequetly our advice to clients after we've seen their home is, "If you can afford to do make these changes you should" and these are frequently the items that actually generate not only a faster sale, but in fact frequently generate a profit on the money spent by the seller. 

Curb Appeal

Often overlooked and just as often one of the easiest things to address. Remember, you only get one chance to make a good first impression, and in real estate that's curb appeal. Does your home visually grab Buyers and make them want to come inside.
