Many Sellers leave signals for Buyers about the Urgency they have in Selling their home in Chapel Hill and Durham. These seemingly harmless "signals" are things I always discuss with my Sellers, because you do not want to give away thousands of dollars, or put yourself in an unsafe position as you are selling your home in Chapel Hill or Durham, NC.

Hide Medical Devices & Medication

Exposing Vulnerability is a very common mistake many Sellers make, especially if they are working with a Real Estate Agent who doesn't sell that many homes. I work with Home Buyers every week, and as we walk through homes, and negotiate contracts - we are looking for these very items I'm talking about.

Last week we looked at a home that was obviously owned by someone who has medical issues. Now, buying a home in Chapel Hill is a business arrangement. Selling a home is too. Sure, it's an emotional time - but someone who is showing a home, needs to be careful! Leaving a breathing machine next to the bed, and 2 dozen medicine bottles next to the bed is a signal! These people NEED to sell the home, and the Buyer is naturally going to start with a low offer. The same is true with homes that have walkers by the back door, or wheelchairs left in view.

The hard fact is, a medical issue suggests the seller may be desperate to sell. Anything that may suggest a medical issue, divorce situation, and/or financial problems could result in buyers taking advantage of the situation.

Stash Personal Paperwork Away During Home Tours

When I talk with Sellers, I'm always looking for ways I can help them get the best price. I look at the home the same way my Buyers look for homes in Chapel Hill.

We also want to be safe. I would think about taking down recent pictures of your children - especially if you have their name plastered all over the walls in their bedroom. Master bedroom closets that are only half full, and only have women's clothing looks like a divorce situation. Leaving stacks of Bankruptcy papers, Medical Bills and Divorce papers in the Kitchen - also not a great idea if you are Selling your home in Chapel Hill. Would someone go through them? No. But just leaving signals that this is a MUST SELL situation is equivalent to lowering your price.
