2020 has been a challenge, but My NC Homes has so much to be grateful for moving into 2021. We wanted to take stock of our accomplishments, and share the things we are really grateful for in 2020. As we consider 2020 and make resolutions for 2021, we have been and remain committed to making our clients real estate transactions as easy and pain free as possible. We continue to focus on what is most important to clients, whether it's privacy, communication, school districts, timing, or anything else that clients need to feel that they are making a well informed decision. The demands and preferences witnessed in 2020 are unlike most years, but we have found solutions for our clients time and time again. Here are some of our proudest moments, and the Top 5 things we are really grateful for in 2020.

My NC Homes is a small boutique firm, with only 3 full time agents, with a focus on residential real estate in the Research Triangle Market in North Carolina and we had a really amazing year considering our size. Below are some of our numbers for buyers and sellers and notable facts that typify the 2020 selling year, and market heading into 2021.

The Brokers at My NC Homes have specialized in home sales for well over 50 years. Both Andrew Palumbo and Larry Tollen have extensive experience as builders and developers and Andrew worked as a licensed appraiser for over 7 years.  2020 was a sellers market and while Covid-19 presented numerous challenges for everyone, we remained very busy.   • We represented a total of 18 sellers.

  • Our listings sold on average in under 2 weeks.

  • 11 sold in less than a week.

  • 14 sold at or above full asking price.

  • The average listing price was just under $325,000

My NC Homes Buyer 2020 Stats

Buyers faced numerous challenges in 2020. There was the necessary moving of listing appointments largely to virtual, organizing physical appointments with proper health precautions, meeting the demand for different amenities and layouts, 2020 witnessed a shift in priorities for Triangle Area buyers. Additionally, the competition for existing homes was fierce. Multiple offers, bidding wars, and many terms to consider. A little less than half of our buyers chose new construction and this was a more reliable and affordable option in 2020 for many. We have extensive experience in New Construction as 2 of the 3 team members have built, renovated and restored homes over the past 30 years.   • We assisted 21 home buyers.

  • 16 closed at the time of this article, 5 will close next year.

  • Despite the competition from other buyers, we were successful in negotiating to keep 12 of our buyers who have closed so far at or under list price.

  • 8 of our buyers purchased new construction homes

  • Prices ranged from $50,000 for a piece of land to just under $900,000 for new construction.

  • Our average buyer transaction was roughly $410,000

We have been very busy in 2020 and we are looking forward to new sellers and buyers in 2021. There is so much to be grateful for and we have some people and technologies to thank for our 2020 successes.

Below are our Top 5  Things we were truly grateful for in 2020

  1. Virtual Tours: As a global pandemic set in and the counties we worked in all rolled out various restrictions related to how we could show property, we were relieved that we have long offered aerial photography, 3D walk through floor plans and virtual tours for our sellers. Buyers were able to view properties in the comfort of their own homes, able to get a complete overview of the property, top to bottom. Additionally, there were cases where our reputation preceded our properties; buyer agents could send our listings to their clients and because of the in depth information we provided, combined with the professional pictures, video and walk through floorplans we had several offers submitted sight unseen before the property was actively available to be shown. This worked well for our Sellers who were relieved not to have to have numerous buyers entering their homes.

  2. Digital Marketing: My NC Homes embraced the Internet nearly two decades ago and committed to showcasing our listing online in the most professional manner possible, using cutting edge digital marketing practices. We are really grateful that we doubled down on our digital marketing for sellers in 2020 and look forward to continuing this in 2021. Professional Cleaning: We have long included professional cleaning as part of the services we provide out sellers and have developed longstanding relationships with the cleaners we work with and we are truly grateful for their help. Packing up and moving is stressful enough, so we take care of the final cleaning for our sellers. 2020 required more attention to cleaning than ever before so that Buyers and Sellers felt comfortable when viewing or moving into a home.

  4. Builder Relationships: We are so grateful for our relationships with new construction builders/developers. If we were new agents and had to advise clients without face to face meetings, we would have been at a serious disadvantage. My NC Homes has worked with so many of the top builders throughout the Triangle Area and know well what they offer and we are experts at negotiating and helping our buyers buy new construction.

  5. Our Clients and Realtor Associates: Lastly, we are most grateful for clients and colleagues who made this year's transacting, under the most extreme circumstances, a success. Ultimately it comes down to the people and the community that came together to get homes sold in 2020. From our preferred lenders, attorneys, inspections agents and contractors to our fellow Realtors, and the patience of our clients, My NC Homes extends a big thanks.
