What Does A Realtor Do?

You've decided to sell your home in the Triangle area. Now, you may be wondering if you need to hire a Realtor® or if you can sell it yourself and save the commission expense. So what do you get for that commission? What does your Realtor® do for you, the seller?

The Average Realtor® Will Provide The Following Services:

Help you price your house. The Realtor® will do a comparative market analysis to see what similar homes in your area have been selling for. If you price your house too high, buyers will be scared off and the house won’t sell. If you price it too low, you won’t be getting the full value of your home.

Help you show your house to its best advantage. Good Realtor®s will give you advice on how to improve curb appeal, declutter the home, remove excess furniture to make the rooms feel larger, clean out the closets to make them seem roomy, and other helpful tips.

List and market the house to potential buyers and other real estate agents. This includes listing the home in the MLS (Multiple Listing Service) as well as placing ads in other media, placing For Sale signs on the property, holding open houses, and showing the property.

Be the primary contact for anyone interested in the home. The Realtor® will answer all questions and schedule any showings of the house.

Handle negotiations for the sale of the home. The Realtor® will handle negotiations for you, including the price and any other terms and conditions. An experienced Realtor® knows you, your house, and your neighborhood, and knows how to negotiate effectively.

Handle all paperwork for the sale. This includes the disclosure statement that you must fill out, the sales contract, HOA rules and regulations (if applicable), escrow matters, and closing documents.

Many of the items above involve numerous details that must be coordinated. There is a lot of work involved in the sale of a home. These are not activities you can do easily and effectively. Trying to do all this work on your own to save the commission is risky. You don’t have the knowledge, access, and connections that Realtor®s have. And don’t forget that you will still have to pay the commission for the buyer’s agent or very few buyers will ever see your home.

  1. We buy a home warranty on your home.

    This may be helpful to you in terms of dealing with home inspection requests, but more importantly it removes any objections a buyer may have regarding the age of your appliances, hot water heater, roof, and heating and cooling systems. When we note your heating and cooling systems are 8 or more years old, we can have them pre-certified by the warranty company (for a relatively nominal fee) so that buyers have immediate coverage and all “pre-existing conditions” clauses are removed. Buyers really appreciate this added coverage.

  1. We pay for a professional photographer to take pictures of your home.

    Professionals know how to best capture the key elements of your home inside and out. They provide proper lighting so that rooms don’t appear dark and dingy. The results are so much better than pictures taken with a cell phone. Our photographers also produce YouTube videos and virtual tours which we use in marketing your home.

  1. We have the finest internet presence possible.

    Potential buyers will find it easy to learn about your house on our website. We spend more than twice as much annually marketing on the Internet than the average Realtor® earns. We do this because we understand that it takes money to make money.

  1. We pay for a professional cleaner to clean the home after you move out.

    The buyers will walk into a spotless home, and you don’t have to do the work.

  1. We do not charge transaction fees.

    These fees can run from $200 to $500, and they serve no purpose. We believe that you should not be saddled with unnecessary fees.
