It Doesn't Pay To Chose A Discount Buyer Broker

Discount real estate agentAs a Realtor actively engaged on the Internet I regularly see Sellers and Buyers asking questions about getting rebates from their agent, looking for someone who will simply post their home in their local MLS, and in general seeking a Realtor who will discount their services. Home Buyers should think carefully before using a Discount Buyer Broker.

There's no doubt in my mind that they will have little trouble finding a real estate agent in Durham or Chapel Hill willing to do this for them, what surprises me is that anyone would actively seek such a person/service. I wonder for example; if they would seek a discount doctor or surgeon, or perhaps actively choose to use a discount lawyer if they were in need of legal advice/defense.

I can't help but hear in my head the old sayings, “There's no free lunch” and “You get what you pay for.”

What I believe is that Buyers and Sellers should realize that weak, inexperienced, poorly trained agents (and unfortunately there are many of them in the Durham and Chapel Hill market) who are struggling to make it; only have one one thing to offer, they'll buy your business. The public should know this and understand it.

While they may talk about "new business models" that's little more than spin designed to persuade you and other gullible people into working with them. Having heard these speeches being given, I've actually wondered if the main purpose was to help them convince themselves of what they were doing.

When it comes to effectively selling real estate in the greater Raleigh NC area, there's very little substitution for experience. Experience only comes with time, and it costs money. This is the way it works in every profession and real estate is no exception. You can rest assured that when it comes to finding an excellent Realtor to help guide you through the home buying or selling process, one who will be focused on getting you the best possible terms and price, you will get exactly what you pay for and if working with the less successful, less experienced, more desperate agents is good enough for you then by all means look for a broker willing to share their commission.

If on the other hand you want a great Durham Realtor, you've got to expect that they won't consider discounting their service. There's no reason they should. Instead allow them to earn their money and either let them help you find a great home at a great price and make sure that your largest financial transaction is a successful one or alternately help you sell your home quickly and for the highest possible price as determined by the market.

It's certainly reasonable to find out what a Realtor in Durham or Chapel Hill that you're considering working with will be providing when it comes to marketing. Listing agents should be more than willing to share what their annual marketing budget is and where it gets spent. The best agents expect this and have no problem answering questions of this sort.
